The Sunnyview Square Senior Apartments, 69 Rock Creek Drive, have been named one of the nation’s best low-income housing tax credits properties by the Affordable Housing Tax Credit Coalition (AHTCC).

Sunnyview was given honorable mention in the category of HUD Preservation Projects at the AHTCC’s 20th annual Charles L. Edson Tax Credit Excellence Awards on June 11 in Washington, D.C. Sunnyview was one of 16 housing developments nationwide to win an award in the contest’s seven categories.

“We are honored to receive this recognition for the renovation of Sunnyview Square Senior Apartments,” Tom Feusse, CEO of Wallick-Hendy Development, told The Gazette. “Seniors in Delaware who are rent-burdened or have limited or no affordable housing options now can continue to live in high quality affordable housing.”

In 2011, Wallick-Hendy received $2.5 million in tax credits towards a $4 million renovation project for Sunnyview. As part of the Tax Reform Act of 1986, the Low Income Housing Credit Program has resulted in either constructing or rehabilitating more than 2.6 million housing units for low-income Americans.

“The Tax Credit Program is the nation’s primary driver of affordable rental housing construction and rehabilitation,” Feusse said. “It is also the program used to finance the renovations at Sunnyview Square.”

All 30 units were renovated, including covered entries and expansion. In addition, a clubhouse, garden, gazebo and picnic area were added to the management building.

“Redevelopment of this quality is significant for our City, Delaware County and the region,” said City of Delaware Community Affairs Coordinator Lee Yoakum in an email. He said the number of residents age 65 or older in Delaware County increased by 83 percent from 2000 to 2010, contrasted by a statewide increase of senior citizens of only 7.6 percent during the same period.
