Delaware County commissioners approved two resolutions Monday that will have an impact on the area around the Tanger Outlet mall.
Commissioners approved changing the boundary of the county’s regional 1A sewer district to include parcels of land in Berkshire Township owned by developer Joe Ciminello and others.
“This land, most of it is located within a future store service area,” said Tiffany Jenkins, director of environmental services for the county. “In order to allow development near the outlet mall, we are proposing that we include those areas into the regional 1A sewer district, which is the area that is served by both Alum Creek and Olentangy plants.”
The other area to be included is un-sewered parcels of land on North Galena Road.
“That is surrounded by planned service areas,” Jenkins said. “The county would like to be able to provide service to those parcels in that pocket. I’d like to note that there are significant infrastructure improvements that are needed in order to serve this area, and the county does not have that in our plan, so we’re hoping developers will do that for us.”
“We’re interested in having that land so it has sewers so developers can come in and look at it,” said Berkshire Township Trustee Rod Myers. “We’re hoping to possibly bring some nicer things to Berkshire Township in the future.”
“We evaluated this,” said County Commissioner Gary Merrell prior to the unanimous vote. “This project, as I’m understanding it, is going to be funded by the developers and Berkshire Township, and it seems to be a win-win for everyone involved. It allows that area to be developed, and it certainly benefits the finances of this county and that whole area.”
Commissioners also approved an owner’s agreement for Tanger Outlet’s offsite drainage improvements. “This is our standard development agreement,” county Engineer Chris Bauserman said. “It involves drainage improvements that are not on the mall site, but east and north of the mall site, over to Galena Road. These improvements are being done at the developer’s expense.”
