Rezoning, expansions and development requests will be the main focus of regular business for the city of Delaware’s planning commission tonight.
The commission will meet at 7 p.m. today in City Council Chambers, 1 S. Sandusky St., to discuss requests from the Delaware Housing Corp., which include the approval of rezoning about 0.88 acres of at Londontown Apartments, 300 Chelsea St., from commercial to residential.
DHC purchased the acreage in November 2014 to expand the complex’s parking lot by 20 spaces with the inclusion of a 1,400-square-foot play area, which would be located at least 200 feet from London Road and surrounded by a security fence. The parking lot and play area would be connected to the existing clubhouse and sidewalk.
Aside from apartments, the owner of Henderson Trucking, 124 Henderson Court, is requesting exemption for a development plan to expand his 11,000-square-foot facility on about 8.69 acres that is zoned for general manufacturing. The owner seeks to add an additional 2,000 square feet on the north side of the existing building, which was constructed in 1994.
On the development side, Pulte Homes has made several requests to the commission including approval of the final development plan for a pool house and recreation area for the Communities of Glenross. The area would be located on 22.7 acres north of Cheshire Road between the Glenross Golf course and the railroad track. The commission approved the final plan for the housing section, which contains the parcels for the facilities.
In addition, the developer seeks approval for the final development plan and final subdivision plat of three sections located at the same housing community. Section 8 consist of 34 single-family lots on 10.967 acres along Eaglewalk Road, White Fawn Run and Grave Owl Drive, while Section 9 consists of 29 single-family lots on about 11.069 acres along Crick Stone Drive and Silver Fox Way. Section 10 consists of 34 single-family lots on about 10.234 acres along White Fawn Run and Gray Owl Drive.
Aside from the Communities of Glenross, Pulte also seeks commission approval of the final development plan and final subdivision plat for a portion of the Heatherton housing, which consists of 32 single-family lots on about 9.020 acres along Clymer, Elbridge and Burgoyne streets. Council approved a preliminary plan of the development, which in total consisted of 214 detached condominiums and 248 single-family lots, in 2001.
