Delaware Planning Commission OKs Estates at Braumille

While the controversial Speedway case attracted all the attention at last week’s Delaware City Planning Commission meeting, the other case that was heard was also significant.

The commission unanimously approved a final subdivision plat for The Estates at Braumiller Section 6.

The city staff report states the 8.4-acre site is along Willow Grove Drive and Treeline Way, on the left side of the current end of Glenn Parkway. The homes are in the Olentangy School District.

Section 6 will consist of 26 single-family lots to complete the 176-lot subdivision first approved in 2006. The section is former farmland that is flat and treeless.

The developer, Rockford Homes, will need to submit a street tree planting plan to the city’s Shade Tree Commission. They will also build a 3- to 4-foot-high mound adjacent to Glenn Parkway.

The lots are 10,048 square feet to 22,265 square feet with 1,800-square-foot ranch and 2,000-square-foot two-story homes. Rockford’s site said homes in subdivision start in the $280,000s.

Commission members did discuss possibly improving the subdivision’s parkland. There are no parks or open space in Section 6, but there is a 3.5-acre neighborhood park in the center of the subdivision, maintained by the subdivision’s homeowners association.

The subdivision is in the Delaware South New Community Authority and the Braumiller Residential Incentive District, and is subject to tax-increment financing.

Two other conditions are the subdivision is subject to a $3,200 per dwelling Southeast Highlands sanitary sewer additional capacity fee; and a $1,000 transportation contribution collected with each building permit approval.

City Planning Director David Efland called it a “watershed day” that the subdivision will be completed.
