Separate Glenross subdivisions on Delaware City Council agenda

Delaware City Council will consider final development plans for subdivisions at the Communities at Glenross and Glenross North at its meeting today.

First is Section 6 of the Communities at Glenross, on Eagle Walk and White Fawn Run. The plan consists of 30 single-family lots on about 10 acres. The lot sizes will range from 8,775 square feet to 13,416 square feet.

A city-staff fact sheet prepared for council states that access is gained through Section 4 from the north along Eagle Walk Road. Section 6 would connect to Balmoral Drive, the main north/south road to Cheshire Road, when Section 7 is constructed.

The Communities at Glenross was annexed and zoned in 2006. A sister development to the Golf Club at Glennross, the subdivision will consist of 400 acres and more than 1,100 dwellings total.

Among the staff conditions for the subdivision are to build a mound adjacent to the railroad tracks and maintained by the homeowners association.

The second plan is for Glenross North Section 1 east of Glenn Road and north of the Golf Club. Section 1 is for 69 single-family lots in 34 acres, with a total of 196 lots on 100 acres, to be developed in three sections. The lot sizes range from 9,800 square feet to 11,200 square feet. The site was annexed into the city last year.

There would be access to the subdivision from the Glenn Parkway roundabout. There is 22.4 acres of open space and parkland, with a 1.5-acre neighborhood park to be consolidated with the existing 7.3-acre city-owned Glenross Park. There will also be a seven-acre central park in Section 2; and a nearly six-acre reserve area along Glenn Parkway containing a retention pond, an entrance sign and mounding.

The city staff’s conditions include having the developer install a bike path along Glenn Parkway that will be maintained by the homeowners association.

Each subdivision is subject to transportation and sewer fees.

Both sets of plans were unanimously approved by the City Planning Commission last Wednesday. There were plenty of area residents on hand for the meeting, but none spoke about the Glenross developments during the public comment. Instead, they were on hand to voice their concerns over a concept plan for the Delaware Golf Club along U.S. 23.

Also on the agenda is a request from Troy Township to amend the city’s annexation policy with regards to obtaining water service for its residents. Time permitting, there will also be ethics training from city attorney Darren Shulman.

Council will meet at 6:30 p.m. today in a closed executive session, and then convene for the 7 p.m. public meeting in the council chambers at City Hall, 1 S. Sandusky St.
